Q: Where is Westside Woods?

A: Westside Woods is within the city limits of Helena, Montana, located just west of the Mansion District and South of Kessler School. This 58-acre property, overlooking Euclid Avenue, is conveniently located near the Mount Helena trail system, the Broadwater Hot Springs, Spring Meadow Lake State Park, and several local dining opportunities. Q: What is the vision for Westside Woods?

A: Lewis and Clark County completed an assessment indicating that Westside Woods is an appropriate area for residential growth in Helena. Based on those parameters, we developed a plan that envisions a neighborhood with diverse housing types, over 13 acres of parkland and open space, an extension of Mount Helena Park. Q: How many homes will be in Westside Woods upon completion?

A: Upon completion, there will be 170 units. That breaks down to 94 single-family homesites, 28 multi-family units (duplexes and fourplexes), and 48 condos.

Q: Will Westside Woods have an HOA?

A: In order to protect your investment there will be an HOA and covenants all lots. Condo Associations will most likely have a separate HOA. The fees will be associated with the common areas and amenities. Covenants still to be determined.

There will not be an HOA for the single-family homes and homesites although in order to protect your investment there will be a covenants on all homes. Covenants still to be determined.

Q: Will Westside Woods increase the amount of traffic in the area?

We will Implement traffic improvements identified in the Traffic Impact Study, Add Flashing Crosswalks at the nearby school and install additional traffic improvements near Kessler School requested by Helena Public School District.

Q: Will Westside Woods offer any attainable housing?

A: As we’ve done at Heron Creek and Nobhill we offered attainable housing at Westside Woods. It’s too early to share details; we intend to provide a diversity of housing types and an equal opportunity for everyone.

Q: When will Westside Woods homesites/lots be available?

Westside Woods has been zoned as residential.

Q: What planned amenities/services will be in the neighborhood?

The most notable amenities are access to the Mount Helena trail system and the Art Trails in the core of the mixed-housing neighborhood. Westside Woods is nearby the Broadwater Hot Springs, Spring Meadow Lake, Tenmile Creek Park, Wassweiler Dinner House and Pub and 3 great public schools.

Q: Will I have to own a home in Westside Woods in order to use the trail system?

No! In fact the nearby Mount Helena trail system will get bigger and better as it expands it’s trail system through the Westside Woods. Everyone is welcome to enjoy more miles of trails, more open space to explore!
