 Westside Woods Update

– Notice –

Controlled burns will be conducted February 22-27 at Westside Woods as part of our fire mitigation process.

The Sussex team and their engineers, WWC Engineering,  are working closely with the City of Helena’s staff, making arrangements for the new infrastructure systems essential for the Westside Woods neighborhood. This stage will take several months to complete; therefore, no reservations or prices will be available until early 2024.

We expect to release the home sites for Crowley Court for reservation in the spring of 2024, with some of the locations on Livezey Avenue and Lee Court to follow in the fall of 2024 as the infrastructure is extended.

Please check back to this site periodically for more information; we will update this site when we have more news. In the meantime, you are welcome to  ‘Get On The List’ if you would like to be amongst the first to get the price lists when we release them in 2024.

Thank you for being so interested, and enjoy the summer!

It’s been nearly 20 years since a major housing development

was approved inside the Helena City Limits

Home prices have drastically increased due to the low inventory of available housing in Helena, debilitating businesses and limiting job expansion or creation. Availability of housing within the City of Helena has pushed new growth outside the city limits, cutting tax revenue needed for infrastructure modernization and repair. These combined obstacles limit our community, improvements, schools, and quality of life in Helena.

Nestled in the heart of the Westside city limits, Helena’s newest neighborhood will provide the housing needed for a variety of income levels.

Westside Woods

Responsible Growth

Westside Woods meets the City of Helena’s Growth Policy.
It incorporates all current City Standards and Subdivision Regulations.
This project has been one of the most vetted projects in the history of Helena.

Although the land is currently in Lewis and Clark County, Sussex believes it is more responsible, safer, and sustainable to annex Westside Woods into the City of Helena. Development within the city will require Sussex Construction to install services such as water, sewer, streets, curbs, fire hydrants, street lights, boulevards, and sidewalks that meet (and sometimes exceed) city requirements. This will make the new and surrounding neighborhoods safer and easier for the city to maintain; it will also help boost the city’s tax base.

Furthermore, Sussex is working with the City of Helena and the School District to improve the existing infrastructure outside of the Westside Woods area by helping to add the desperately needed road improvements, boulevard sidewalks, and traffic calming to increase the safety of the neighborhood and especially for the children walking to and from the nearby schools.

Westside Woods Plat

Locally owned and operated, Sussex Construction presents Westside Woods, an exciting new neighborhood on the West Side of Helena.  The 59-acre parcel of Westside Woods will offer a mixed variety of housing with 92 single-family residential lots, 3 multi-family lots with 80 condos, and 5 open-space lots (totaling over 13 acres).  There will be improved trails connecting through, between, and up to Le Grande Cannon Boulevard and the city trail and park system. The open spaces will be fire- and weed-mitigated and are designed to provide pocket parks between homes.

The single-family lots will range from smaller, more affordable ones on the north end to larger ones on the south end, all offering various views and topography. The condo units will feature elegantly designed duplexes and fourplexes scattered throughout the subdivision. The goal is to provide a range of home sizes and prices to cater to various income levels.

Apart from the necessary housing opportunities Westside Woods will bring, this subdivision will also bring much-needed neighborhood improvements, such as paved roads, boulevard sidewalks, improved crosswalks by Kessler School, and provide numerous jobs to our local economy.  It will also generate tax revenue for the city, maintain open space, improve the trail and park access, and offer safer and more accessible housing within the City of Helena.

Westside Woods will offer breathtaking 360-degree views of the Sleeping Giant, North Hills, and Mount Helena. You will be within walking distance of schools, Spring Meadow Lake, and FWP Montana Wild.  Likewise, Downtown Helena, Broadwater Hot Springs, shopping, breweries, and so much more are just minutes away by car.
